From Engineer to Entrepreneur

Kashaf grew up in a working-class family in North Manchester. Hard work was non-negotiable. His mum worked tirelessly while raising the family, and that work ethic carried through into his own life.

Before property, he spent over 10 years working as an engineer at BMW, repairing vehicles damaged in accidents. It was stable, but it was not freedom.

After attending a £1 Crash Course with Samuel Leeds in Trafford, something shifted. At first, he doubted the training. Within a few weeks of joining the Academy, he even questioned whether he had made a mistake.

Then he attended a live training event.

A £5,000–£6,000 Per Month Trafford SA Unit

Kashaf’s standout service accommodation unit is located near Old Trafford in Manchester. On match days, the area is packed with football fans, creating huge demand for short-term lets.

Instead of choosing an apartment, he deliberately focused on a large four-bedroom house that could sleep up to 12 guests.

The property was taken on as a blank canvas. There were no furnishings, no lighting, no design features. He invested around £5,000 to £6,000 into refurbishing and furnishing it to a high standard.

His philosophy was simple. If you provide a premium finish, guests treat the property with respect and are willing to pay more per night.

The result is consistent turnover between £5,000 and £6,000 per month.

Systems Prevent Problems

In over 12 months, Kashaf has only had one problematic guest. The reason is not luck. It is systems.

He implements:

  • Security deposits

  • Signed rental agreements

  • Clear house rules

  • Reliable, high-quality cleaners who act as his eyes and ears

When refurbishment issues arose, including a bathroom leak and boiler faults, he tackled them head on. No ducking calls. No ignoring complaints.

Guests still left 10 out of 10 reviews because problems were handled quickly and professionally.

A Lesson: Always View the Property

One of Kashaf’s earliest mistakes was paying a deal sourcer for a rent-to-rent opportunity before physically viewing the house. When he arrived, the property smelled heavily of smoke and dogs. It required significant cleaning and new carpets.

To his credit, he negotiated with the landlord, who funded improvements. The property now generates:

  • £3,000 to £5,000 per month in revenue

  • Approximately £1,000 to £2,000 per month in profit

The experience reinforced a vital lesson: always view your properties before committing.

The Third Unit and the Cost of Doing Everything Yourself

Kashaf’s third service accommodation property was in poor condition when he acquired it. The previous tenant had left it in a terrible state, and major repairs were required.

His biggest mistake was trying to do too much of the work himself. The project took 10 weeks to complete. The mindset shift he experienced was crucial. Success in property is not about controlling everything. It is about focusing on high-value activities and outsourcing the rest.

Time is the most valuable asset.

Family as the Driving Force

Behind every deal is a strong reason why. For Kashaf, it is his wife and children.

His wife encouraged him to join the Academy when he hesitated. She had previously invested in her own development, and he supported her. That mutual belief strengthened their partnership.

He openly admits that he is sacrificing time now to build long-term freedom. The goal is simple: never having to say no to family experiences because of money.
