When you are searching for properties on Rightmove, make the most of the keyword tool. When you search on Rightmove, the results page allows you to add a keyword at the top of the search results. This can be very useful, particularly as a property investor.
If you are looking for a property you can rent out by the room, for example, simply put ‘HMO’ into the box. This will bring up any listings in your search area that mention that the property is, or could be used as, an HMO (House in Multiple Occupation).
2. How To Find Property Deals On Rightmove: Call The Agent!
When someone who is new to property investing first uses Rightmove, they tend to find a property and then do a lot of research about it. They only call the agent once they are sure they are definitely interested in the property.
This is the wrong approach! As soon as you find a property that could be interesting, make a call. You don’t want to waste time researching it first. The property could have been taken off the market or the agent could be impossible to get a hold of, for example. Don’t be shy to talk on the phone, property is a people business!
3. How To Find Property Deals On Rightmove: Sort By Oldest Listed!
If you want to find real bargains, search by oldest listed. These are properties that have been on the market for a long time, but haven’t sold for whatever reason.
In many cases, these properties are in negative equity, meaning they are worth less than the remaining mortgage. The sellers are therefore sometimes open to lease option agreements.
A lease option agreement is where you take on a property for a period of years, and take on the mortgage payments. You also agree a fixed price, that you have the option to buy the property for within a fixed period. This allows you to take on a property, and buy much later when the property has risen in value.
