In property investing, there is a myth that refuses to die.

You need 50 properties.
You need 100 rent to rents.
You need a huge portfolio before you can make serious money.

The reality is very different.

We recently sat down with Danny Griffin to talk about his journey in service accommodation and property management. What he has built proves something powerful – you do not need massive volume to create massive income – you can watch the full interview here

From Fitness Coach to Property Operator

Before entering the property industry, Danny spent more than a decade working as a health and fitness coach. His background in sales psychology, discipline and communication later became valuable assets in business.

Initially, like many aspiring investors, he believed the traditional route was the only path forward – save deposits, buy slowly and build a portfolio over decades.

That changed after attending Samuels crash course and joining the Academy

Rather than waiting years to accumulate buy to lets, he pivoted into service accommodation and rent to rent, starting with a one bed apartment he already owned in Birmingham.

The early days were not perfect. There were mistakes:

  • Turning on instant book too early

  • Poor minimum stay settings

  • Pricing not optimised for peak demand

But those lessons created experience rather than discouragement.

Scaling to 20 Units the Smart Way

Today, Danny controls around 20 properties through a mixture of:

  • Rent to rent agreements

  • Management contracts

  • Sub hosting arrangements

  • A small number of owned properties

Importantly, he is not chasing numbers. He is chasing profit and operational control. There are investors with 50 units earning the same as others with 20. The difference lies in margin management and efficiency.

Danny focuses on:

  • Premium pricing rather than discounting

  • Group bookings across clustered units

  • Corporate and contractor clients

  • Reliable systems and repeat business

He deliberately secures properties in clusters. For example, multiple units within the same building or on the same street allow him to offer:

  • Five bedroom stays

  • Ten bedroom bookings

  • Entire building rentals

This structure increases flexibility and revenue without multiplying complexity.

The Numbers Behind the Strategy

At one stage, across his different companies, monthly turnover reached approximately £57,000. This was not achieved through a 100 unit portfolio. It came from around 20 well operated properties. The focus has always been operational excellence rather than expansion for appearance.

Systems Before Scale

Many investors struggle once they exceed five or six units. Communication becomes overwhelming. Cleaners become unreliable. Calendars clash.

Danny addressed this by building systems early.

Team Structure

  • Dedicated operations manager

  • Virtual assistants handling guest communication

  • A trusted lead cleaner managing her own team

  • A commercial laundry provider

Instead of juggling multiple cleaners directly, he works through one reliable operator who oversees her team. This removed a significant operational bottleneck.

Leveraging AI and Automation

Technology has become a central part of the business.

Danny implemented a customised AI based task system to:

  • Assign cleaning schedules

  • Allocate staff responsibilities

  • Track back to back bookings

  • Integrate invoicing processes

Availability checks and pricing queries can be handled instantly without logging into multiple platforms.

The next phase includes automated:

  • Local area email campaigns

  • Weekly content updates

  • Social media scheduling

In a competitive short stay market, automation provides a meaningful edge.

Pricing Versus Occupancy

A key insight from his growth has been understanding the balance between occupancy and nightly rates.

If several apartments within a block are already booked, the remaining units represent pure margin. In those cases, adjusting pricing to secure occupancy can make sense.

In other scenarios, holding firm on pricing protects overall profit even with slightly lower occupancy.

More bookings does not automatically equal more money.

Margin discipline matters.

Reputation as a Core Asset

Danny attributes much of his growth to maintaining integrity.

He refuses to:

  • Sell deals he does not believe in

  • Take on properties he cannot manage properly

  • Overpromise to landlords or investors

In property, reputation spreads quickly. Sustainable growth is built on trust.

Why He Has No Interest in 100 Units

When asked about scaling to 100 properties, his answer is straightforward.

There is no desire to do so.

At around 20 units, he has:

  • Strong cash flow

  • Reliable systems

  • A solid team

  • Time freedom

Chasing arbitrary numbers would add stress without necessarily increasing profit.

The focus remains on efficiency and control.

The Wider Lesson for Property Investors

For those starting out, the key priorities should be:

  1. Getting the first deal right

  2. Maximising cash flow

  3. Building systems early

  4. Protecting reputation

  5. Leveraging technology

Portfolio size is not the ultimate goal.

Strategic growth, strong margins and operational control are what create long term wealth.
