1. The BRRRR Strategy Explained: Buy And Refurbish!
The first step is to find a rundown property that you can refurbish. This is typically unmortgageable houses that most residential buyers will avoid. You can use your own cash, investor finance, or a bridging loan to buy the property.
You will then refurbish the house, spending as little as possible while adding as much value as possible.
2. The BRRRR Strategy Explained: Rent And Refinance!
You can consider a number of options for renting the property. You could rent the property as: an HMO; serviced accommodation; or even to social housing.
You can now move the property on to a mortgage based on the new value of the house. If you do the process correctly, the new mortgage will cover what you spent on buying the property and on the refurbishment.
3. The BRRRR Strategy Explained: Repeat To Grow Your Wealth!
This means you will get your investment back in the form of a mortgage. Because this is a loan, there is no tax to pay.
This means you can now take the same pot of cash, and buy another property. You can repeat this process over and over again, building a property portfolio!
