Scenario #1. Andy Burnham's Housing Policies: He Will Work For Landlords, And The Elites!

Almost all politicians work for elites, regardless of what they say. For example, as the chair of the Greater Manchester Combined Authority, Andy Burnham provided taxpayer funded loans for building housing. Only a small number of them ended up being affordable!

It seems likely that Andy Burnham's housing policies may actually help the large companies in the property industry. If you are a smart property investor, you could benefit too!

Burnham has backed replacing council tax and stamp duty with an annual land tax. Removing stamp duty would be great for property flippers. He also wants to expand social housing, which could potentially mean more opportunities to rent properties to social housing providers.

Scenario #2. Andy Burnham's Housing Policies: Crack Down On Landlords!

On the other hand, Burnham could massively crack down on landlords. He has a history of fining landlords, and has even advocated for rent control! If Burnham takes this approach in government, we could see a hostile environment for property investors.

This would cause a massive shake out of amateur landlords, with properties being sold off to massive corporations. Far from helping tenants, this will shut down competition, leaving renters with very few options.

While this will be very bad for a lot of people, those that understand what is happening will profit massively. This will be a buyers market, with hugely discounted opportunities.

Scenario #3. Andy Burnham's Housing Policies: More Of The Same!

The most likely outcome however, is just more of the same! No radical change, just the slow drip of regulations, crushing small landlords. Property will continue to move into the hands of offshore asset managers and the banks.

Houses will end up being so expensive that renting will be the only option for most ordinary people in the future. Most landlords will be huge corporate entities, and individual landlords will be few and far between.

Smart investors will buy property now! That way, they can be among the few individual property owners in the future. That is the approach my students will be taking!
