If a land tax comes in, it will be harder for lazy investors! These are the sort of investors who buy large property portfolios in places like London, purely for capital appreciation, or wealth preservation.

These investors don’t rent their properties out, and simply keep them empty. This could be a less attractive option going forward, depending on how the land tax is structured.

A land tax could cause a rebalancing of house prices. While the tax burden on houses in London will likely increase, you may see a decrease for cheap homes in the north.

This, combined with the removal of stamp duty, may see house prices drop in London, and rise in cheaper areas.

3. Is A Land Tax A Good Idea?: Increased Market Liquidity!

If stamp duty is removed, it will mean that it is much easier for people to sell their properties. Buyers will be able to purchase without saving up to pay stamp duty on top of the deposit!

This will make the property market much more liquid, with less friction when buying or selling.

Investors will be making a big saving when buying a property if stamp duty is abolished. That means they will be looking for more deals.

Not only that, because investors will be making a saving, this will be a great opportunity for deal sourcers to increase their prices!

A profitable deal now will be an extremely profitable deal when there is no stamp duty. Deal sourcers should take advantage of this fact!

5. Is A Land Tax A Good Idea?: How It Could Be Done Terribly!

All that said, we don’t know the details of the proposal yet. In the worst case scenario, they could keep stamp duty and council tax, and just add a land tax on top!

We will need to watch what happens carefully, and adapt accordingly!
