1. Housing Affordability Crisis: Money Printing!
The central bank, and commercial banks, continually increase the money supply over time. That is why money is worth less now than it was in the past. That hurts savers, and causes inflation. This keeps people poor, because they are unable to save their way out of it!
2. Housing Affordability Crisis: Stagnant Wages!
Despite the fact that prices of goods and services have gone up, wages have not gone up in line with inflation. That means even when you get a pay rise, you are often not any richer in terms of purchasing power. Therefore, you don’t have enough money to save for a house!
3. Housing Affordability Crisis: Mandatory Two-Income Households!
Women entering the workforce was a great thing! It gave women more rights and freedoms. However, what started as an option, soon became necessary to live! Dual-income households became the norm, and mortgage lenders started considering both partners' income when lending. Higher combined incomes allowed house prices to rise further.
4. Housing Affordability Crisis: Stamp Duty!
As people get older, and their children move out, it is normal for them to downsize. In the past, they would move out of their large homes, and families would buy them. Now, many remain in their family home for life.
This is partly due to stamp duty. Stamp duty is a tax on buying property. It disincentivizes movement in the market, making it harder to sell. This slows down house sales, meaning many people end up keeping their property.
5. Housing Affordability Crisis: Rising Rents!
Rents have gone up. This is partly due to taxes and regulations on landlords. An example of this is Section 24, which prevents landlords from claiming mortgage interest as tax-deductible. This means landlords can even end up paying tax on a loss! Section 24 has pushed rents up, meaning renters have less money to save to buy a house.
