It is essential landlords understand, and comply, with the new rules, as there are harsh fines for those who don’t. In this article, I will explain what the new landlord database means for property investors.
So, what is the new landlord database? The Private Rented Sector (PRS) database will list properties that are rented on assured or regulated tenancies in England. The deadline for registering a property on it will vary based on what area of the country it is located in.

What Is The New Landlord Database?: The Cost!
It costs £65 per property, per year, to register on the database. As a regular buy-to-let landlord you need to register each qualifying property you own.
If you rent your properties out in other ways, such as short-stay lets, corporate lets, or directly to the local council, you may not need to register. Speak to a professional about your specific circumstances.
What Is The New Landlord Database?: The Fines!
If you don’t add your property to the database when you are required to, there can be some big fines!
Initial fines can be up to £7,000, with the potential for fines to escalate to up to £40,000 for repeat or serious breaches of the legislation.
What Is The New Landlord Database?: The Deadlines!
