1. Land Investing Mistakes To Avoid: Protected Trees!
If a plot of land has trees on it, that can be a problem. If any of the trees have a Tree Preservation Order (TPO) on them, it can be very difficult to build near them.
2. Land Investing Mistakes To Avoid: Access Issues!
Look at access to the land. For example, is the access road big enough for multiple vehicles to enter and exit? If you need to buy land from a neighbouring property to extend the access road, this can be expensive! The owner will know you need the land to complete your project, and charge accordingly!
3. Land Investing Mistakes To Avoid: No Other Houses!
If you can’t see any other houses anywhere near the land, this can be a red flag. You could be looking at green belt land, or land that is outside the settlement boundary of the town or village.
4. Land Investing Mistakes To Avoid: Protected Wildlife!
Certain types of wildlife is protected by law. If protected wildlife lives on your land, you can’t simply remove it. This can be a major problem for your development.
5. Land Investing Mistakes To Avoid: Flood Risk!
Is the land in an area subject to flooding? Make sure to find out if the land is in a flood risk area, as this can make the project unviable.
