This article will be a case study of how I bought my hotel business for just £1, and how I turned it around into a profitable business averaging about £30k profit each month!
While this was a way to secure a business with little money down, there were still some costs involved. There were costs related to legal fees, rent payments, initial refurbishment of the first rooms, for example.
If you want your deal to be no money down, you can do a joint venture partnership with an investor. Get someone to put in the money, while you put in all the work. Then split the profits between you!

The first step was securing the property on a lease option agreement. A purchase lease option agreement allows you to rent a property, with the option to buy it in a period of years at a fixed price.
I paid just £1 to secure that option, and the profits from the hotel business will allow me to buy the property when the time comes.

Rather than doing the property up at once, I only refurbished a few rooms. I rented those rooms out, and then used the money I made from those rooms to do the next few, and so on. You can use this strategy too, and keep your out-of-pocket expenses to a minimum.

Another benefit to structuring the refurbishment is that I could respond to feedback quickly, and implement any changes in the new rooms. It allowed me to get a sense of who my customers are, and their needs.

Rather than run a traditional hotel with a lot of staff, I use a modern hotel business model. Guests self check-in, there are kitchenettes in the rooms rather than serving breakfast, and AI answers questions.
