In this article, I will show you how to find BMV properties in the UK. By the end of this blog post, you will be ready to start searching for your first below market value deal.

1. How To Find BMV Properties UK: Companies House!
One way I used to find BMV deals is to use the Companies House website. The Companies House website contains details about UK companies, including companies which are going out of business.
You can use the search tool on the website by selecting the option to ‘find company information’, then select the ‘advanced search’ option. Under ‘nature of business’ put in the SIC code 68100. That is the code for businesses that buy and sell property.
Next, select insolvency proceedings, liquidation, administration, or voluntary arrangement from the filters. This will show you companies that are closing down.
You can see what properties the companies own by looking at the list of charges, or simply contact the director directly. Explain you are an investor, and that you may be interested in buying their properties. As these businesses are closing, and looking for a quick sale, you can often get a bargain!
2. How To Find BMV Properties UK: Search For Oldest Listed!
You can find properties in negative equity by searching for ‘oldest listed’ on portals such as Rightmove. Negative equity is where the market value of the property is less than the remaining mortgage. This frequently leaves sellers trapped, unable to sell their property.
Once you have found these properties, you can try to secure a purchase lease option agreement with the seller. This allows you to rent the property, and have the option to buy it at a fixed price in a period of years.
By the time you come to buy the property the amount you agreed will be below its current market value. In the event it isn’t, you have no obligation to buy!
3. How To Find BMV Properties UK: Use Your Network!
Martin Adams, one of my Academy members, came across a couple who were renting a property. They were paying rent, but the landlord wasn’t paying the mortgage. They were about to be evicted, and they called Martin. Martin managed to do a deal with the landlord, and get the property at a discount.
This shows the importance of telling people you are a property investor, and networking. Word of mouth is often the best way to find BMV properties. Get the word out, and talk to people!
