Buy a rundown property which can be profitably renovated based on the value of comparable properties in the area. You can buy it cash, or use a bridging company such as Samuel Leeds Finance. You could also team up with an investor to fund the deal. The investor could put in the money, while you put in the work.
2. Buy, Renovate, Refinance, Rent (BRRR): Renovate!
Next you need to renovate the property. This requires understanding how to improve a property while keeping the budget low. You will need reliable builders, and a knowledge of how to buy at trade prices.
3. Buy, Renovate, Refinance, Rent (BRRR): Refinance!
Now that you have pushed the value of the property up, you can refinance it on to a mortgage. If you have done everything correctly, this will allow you to pull out all the money you put in, in terms of purchase and renovation costs.
4. Buy, Renovate, Refinance, Rent (BRRR): Rent!
Now you essentially have a โfreeโ house! This means you can rent the property out with an infinite return on investment! Consider renting to a company or social housing provider, and have them take on the maintenance! You could also consider using the property for serviced accommodation to generate even higher profits!
