1. Buying Short Lease Property In London: Buying The Property!
This means finding a leasehold property with less than 80 years left on the lease. These properties are much harder to mortgage, and therefore there are often good deals to be had for cash buyers. You may need to purchase the property using bridging or private finance.
2. Buying Short Lease Property In London: Extending The Lease!
Before buying, speak to a leasehold solicitor to understand your options and the cost involved. There are a number of paths to consider, and you will need to speak to a specialist before moving forward.
You will need to assess whether you are likely to make a profit by extending the lease based on the price of local comparable properties, and the cost of extending.
3. Buying Short Lease Property In London: Selling Or Refinancing!
Once you have bought the property and extended the lease, you should have forced the value of the property up. You can then choose whether to sell the property at a profit, or to refinance it on to a regular buy-to-let mortgage.
If you have raised the properties value enough, you could pull all your money out of the property using the new mortgage. This would allow you to keep the property, and use the money to purchase another!
