SM – When buying an HMO property in an article 4 area , what evidence do I need to make sure I can keep renting it out as a HMO?
Samuel – You are going to need to see the tenancy agreements from the tenants to the landlords in the HMO property. You will also want to see that the property was being used as an HMO prior to article 4 coming in. You should be able to google and find out on the council website when article 4 came in the area and you want to see an AST from the tenants renting rooms prior to the date of article 4 coming in.
