Rent-to-rent is a property strategy where you rent a property from a landlord, and then rent it out on short-stay lets (rent to serviced accommodation) or by the room (rent to HMO). But to do this, you need to get a landlord to agree to it! That means booking a viewing, while explaining what you are doing in a way that the letting agent will understand.
Getting a rent-to-rent deal isn’t as simple as calling a letting agent and asking them “do you do rent-to-rent?”. You need to know what to ask, and how to ask it. Luckily, this article, and the free rent-to-rent script, will explain the basics of securing a deal.

1. Free Rent-To-Rent Script: Craft Your Story!
You can’t just call a letting agent and tell them you want to do a rent-to-rent deal. You need a story that is both true and unique to you.
For example, if you are a landscape gardener, you could be looking for a property for people from your company to use as a base when working on jobs. Explain to the agent that you will be renting the property via a company.
This story is all true. You will be promoting the property to your colleagues to use. They won’t necessarily be your only clients, but you never claimed they would! Your story simply means that the letting agent won’t dismiss you instantly as a time waster.
2. Free Rent-To-Rent Script: Handle Their Objections!
Now you need to book a viewing. Give the agent a couple of times you are free and ask them what works best for them. Go down with your voice, rather than up. This is authoritative and puts you in control of the conversation.
If the agent wants to know more about who is going to live at the property, flip the cards on them. Briefly reiterate your story, but then explain you will need to see the property to know if it will be suitable. Explain that it would be better to discuss everything after the viewing.
3. Free Rent-To-Rent Script: Do Your Due Diligence And Explain In Person!
Now that you have a viewing booked, it is time to do your due diligence on the property. You will need to establish the nightly rate you can charge, and the average occupancy you can expect. You can do this manually or use a tool such as Dealsourcr to help.
Once you are at the property, you can give the agent your offer and explain how you intend to use the house in greater detail.
