With the high street under pressure, you can buy a shop pretty cheaply! Using the prior approval process, it is possible to turn these shops into apartments without planning permission!
2. Add 2 Extra Storeys!
If you have a block of flats, you can often add 2 extra storeys without getting planning permission!
3. Demolition And Rebuilding Of Certain Buildings!
Under Class ZA, there are certain buildings you can knock down. You can then put flats or a house on the footprint of the previous building, all without planning permission!
4. Add An Extra Storey!
If you have a normal house, it is often possible to add an extra storey to the house using a dormer window or a loft conversion.
5. A Guide To Permitted Development Rights: Convert Barns Into Houses!
Class Q allows you to turn animal barns into homes without needing planning permission in many cases.
6. Turn A House Into An HMO!
You can turn a house into an HMO (house in multiple occupation) allowing you to rent the property room by room. You can have up to 6 separate tenancies in a single property! Make sure there aren’t any HMO Article 4 restrictions in the area, however.
7. Building In The Garden!
There are certain things you can build in your garden, such as a mini annex or a studio, without planning permission. Restrictions do apply, however.
8. Building At The Side!
You can build at the side of your house in certain circumstances. This could allow you to add extra living space to your home.
9. Build At The Back!
You can do the same at the back of your home. Of course, restrictions apply to both options, and it will depend on the type of house you own.

In the past, if you wanted to change from one commercial use to another commercial use, you would need planning permission.
Now, however, most commercial properties fall under Class E. This means you can change the use of the building, without requiring planning permission, in most cases.
