1. How To Avoid Tax On Investment Property In The UK: The “Live In It” Strategy To Avoid Capital Gains Tax!

You have to pay capital gains tax when you sell a property at a profit. The amount is calculated based on the difference between the price you bought the property for, and the price you sell it at. However, if you lived in the property, you don’t have to pay!

This means you can move into a property, do it up, and sell it without having to pay capital gains tax! Then move into a new property, and do the same thing!

2. How To Avoid Tax On Investment Property In The UK: Wrapping Property In A Company To Avoid Inheritance Tax!

If you want to leave your property portfolio to your children, they will need to pay inheritance tax. This can be up to 40%.

However, if you have a property development company which makes most of its money in trading income, any properties it owns will be exempt from inheritance tax!

3. How To Avoid Tax On Investment Property In The UK: SSAS Pensions For Property Investors!

A Small Self-Administered Scheme (SSAS) is a pension scheme that you can set up for your business. Contributions to the scheme are tax-deductible, and you can use them to invest in commercial property. This can all be done tax-free for as long as the money stays in the pension scheme.

4. How To Avoid Tax On Investment Property In The UK: Save On Stamp Duty On Uninhabitable Properties!

When you buy a property, you typically have to pay stamp duty. However, if the property is uninhabitable, you can claim a stamp duty exemption!

If you have already paid stamp duty on an uninhabitable property, you may be able to claim a refund with interest too!

Pay yourself a salary of just £12,500 as the director of your property company! Why? Because this is tax-free! The rest can be taken as a dividend, which attracts a lower rate of tax compared to income.
