1. How To Find Off-Market Properties: Finding Direct Sellers!

If someone is desperate to sell their property, and have tried listing it via an estate agent without success, they may try other means. Sites like Gumtree and Facebook Marketplace often have motivated sellers looking to offload their properties. Portals like OpenRent often have tired landlords who could be looking to exit their investments.

Search for properties by oldest listed. If someone hasn’t been able to sell their property in a long time, they may be open to an offer. If they are in negative equity, they could be willing to accept a lease option agreement.

2. How To Find Off-Market Properties: Networking!

The best deals are made face-to-face. While you can talk to people via email or on the phone, there is nothing like meeting people in person! Even if you are naturally introverted, if you want to find the best deals, you need to network!

Attend property and business networking events, and tell people what properties you are looking for. Also attend property training events, because there will be a lot of like-minded people there too!

3. How To Find Off-Market Properties: Liquidated Property Firms!

This is one you may not have heard about before! You can go on the Companies House website, which lists all the companies in the country. You can then go on to the advanced search feature and look for businesses with the SIC code 68100. These are property companies. Tick the box that says ‘liquidation’ and then click search.

Companies in liquidation will be looking to sell their assets. Contact these companies and ask about purchasing their properties! You could find some absolutely amazing opportunities!
