1. How To Invest In Land With Little Money: The Glamping Method!
Do you own land in a tourist area that you are unlikely to get planning permission to build houses on? Consider seeking permission for a glamping site! You can construct glamping pods for £10k to £50k at the higher end. Then, you can offer them for short-term rentals, and earn an excellent return on investment.
I bought a property that included a piece of land perfect for this. But I am not investing my money directly to buy the glamping pods!
Instead, I am collecting fees from people camping on the land. Once enough is saved, I will buy the first pod. I will then save the cash flow from that pod and the camping fees to buy the next one, and so on. If you have a piece of land, this strategy allows you to get started with minimal investment!
2. How To Invest In Land With Little Money: Sweat Equity Partnerships!
What if you don’t own any land, and don’t have any money? Then why not partner with someone who does? Find a landowner, and make a deal to use their land. You will do the work, they will provide the land. Then agree a profit split with them.
You could use the glamping method, or use the land in some other creative way. If you are willing to put in the hard work, and have a well-thought-out plan, you will find someone to work with you!
3. How To Invest In Land With Little Money: Purchase Option Agreements!
Another way to invest in land without planning permission, is to use purchase option agreements. This allows you to secure a price for the land, and then apply for planning permission. If planning is granted, you can then either buy the land yourself or sell the option on for a fee.
If you fail to secure planning permission, you can walk away. You will have lost the amount you spent on the planning application, and any deposit paid on the option. However, that will be a lot less than if you bought the land outright!
