1. How To Retire Early With Rental Properties: Calculate How Much You Need To Retire!
The first step is to calculate how much money you need each month to retire. This is how much you need to live comfortably, not in luxury. That could be anywhere from £2,000 per month to £10,000 per month. It will depend on you, your family, and your lifestyle.
Once you have that number, see if it could be lowered in retirement. If you currently live in London for work, could you move? If you didn’t have a job to go to, maybe you could even move abroad where costs are lower. Once you have that lower number, move to the next step!
2. How To Retire Early With Rental Properties: Determine How Many Properties You Need!
You now need to determine how many properties you will need to control to make enough for you to retire early. You should be able to make £1,000 per month profit for each property you secure. That means if you need £3,000 per month, you will need 3 properties!
You can make £1,000 per month profit by renting a property out on short stay lets on sites like Airbnb and Booking.com. This is very achievable if you know what you are doing.

But how are you going to get all these properties? If you don’t have a huge pot of cash in the first place, buying them could be impossible for you right now. Luckily, there is a strategy called rent to rent.
Rent to rent allows you to control properties without buying them. You rent a property from a landlord, and then, with the correct contracts and permissions in place, rent it out for more.
With rent to serviced accommodation (rent to SA), you profit from the difference between the price of a long-term rental and the higher price of short-term lets.
