If you already have equity in your home, you can simply refinance. If you don’t, you can force the value up. This means doing work to the property that increases its value beyond what it costs to do the work.

Get your property on an interest only mortgage. This will mean lower monthly payments, giving you money to invest. Your aim is to create cash flow, not pay down your debts!

Use the money you borrow to buy an investment property! Ideally, this will be a rundown property where you can also force the value up. This will allow you to refinance the new property as well, and buy another!
This strategy is known as buy, refurbish, refinance, rent (BRRR). It allows you to use the same pot of cash to buy multiple properties!
