You can buy commercial property within a SSAS pension. This allows your capital to grow tax-free while it is still inside the pension scheme.

When it comes time to withdraw money from the pension, you can take 25% out tax-free (up to a maximum of £268,275). This isn’t possible with residential real estate, but is a massive benefit for commercial property investors.

2. Is Commercial Property A Good Investment In The UK?: Change The Tenant To Push Up The Value!

The value of commercial property is based on the rent. That means if you can change the tenant for one willing to pay a higher amount, you can increase the value of the property.

This allows you to push up the value of the building without doing any work to the property itself. You can then refinance the real estate, leaving less of your own money in the deal!

3. Is Commercial Property A Good Investment In The UK?: Convert It Into Residential Property Without Planning Permission!

You can often change a commercial property into a residential property without getting planning permission! This is done via permitted development rights using the prior approval process.
