1. Lease Options For Beginners: The Option, But Not The Obligation, To Buy!
A lease option agreement gives you the right, but not the obligation, to buy a property at a fixed price for a fixed period of time.
To secure an option, you need to pay the seller an option fee, but this can be as low as £1! In the case of my hotel, for example, I only paid £1 for the option!
2. Lease Options For Beginners: Control The Property, And Save The Profits!
In the meantime, you rent the property from the owner. You then use the property to generate a profit. For example, you could use the property as: an HMO; serviced accommodation; or even a hotel.
Set aside some, or all, of the profit so that you can buy the property when the time comes.
3. Lease Options For Beginners: Use The Profits To Buy The Property, Or Walk Away!
When the value of the property goes up substantially, you will then buy the property at the fix price you agreed upon. This will be a massive discount compared to the market value, in most cases.
If the property doesn’t go up in value during the option period, however, you are under no obligation to buy. You can walk away with your profits, or negotiate another deal with the owner.
