1. Planning Permission Loopholes: Extend Your Home Without Planning Permission!

Using permitted development rights, you can have a 3-meter extension on a terrace house or 4 meters on a detached. But why stop there? With a larger home extension, you can double that! This depends on the curtilage around your home being large enough, and requires a prior approval application.

2. Planning Permission Loopholes: 7+ Bed HMOs Don’t Always Require Planning Permission!

I always thought that you had to apply for planning permission to create a 7 person plus HMO. This isn’t always the case, however. The key is whether there is a material change being made. Adding one more person to an existing HMO can be argued not to be a material change, for example, depending on the circumstances.

If you want to try this, you will need to apply for a certificate of lawfulness, and may need to appeal the decision. Work with a planning consultant on this one!

3. Planning Permission Loopholes: How To Convert Class E Commercial Buildings Into Flats!

You can normally turn a Class E commercial property into flats using permitted development rights. You will need to apply to the Council via the prior approval process to do this. However, check whether there is an Article 4 direction in place preventing this in the area.

An Article 4 direction can be used to prevent various things being done to a property. Each Article 4 direction is different, so if there is one in place, take the time to understand what it actually restricts!
