1. Renters’ Rights Act Criticisms: Rising Rents!
With new restrictions, and the possibility of rent caps in the future, landlords are pre-emptively raising rents now! If evictions are going to be more costly, and having a tenant is more risky, landlords have to raise prices!
If landlords might be prevented from raising prices in the future, they need to raise prices now! This hurts tenants, rather than landlords!
The rich make the rules. No matter what the politicians tell you, government regulations won’t really be targeted at the richest people.
2. Renters’ Rights Act Criticisms: Accidental Tenant Blacklist!
Now that ‘no fault’ evictions are no longer an option, landlords have to give the reason they are evicting a tenant. While in the past a tenant who wasn’t paying their rent might be evicted using the ‘no fault’ process, now they will have the real reason recorded!
This effectively creates a blacklist of bad tenants! Very few landlords will provide housing to someone who has been evicted for not paying their rent. The tenant will find it very hard to find private rented accommodation ever again!
3. Renters’ Rights Act Criticisms: Fewer Properties To Rent!
Because of these new rules, some landlords are choosing not to rent to tenants. Some are selling up, or moving to other models, such as serviced accommodation.
This means fewer options for tenants! When supply is lowered: prices increase; quality goes down; and fewer people are housed. This is bad for everyone! If you are looking for a rented home at the moment, and can’t find one, blame the Renters’ Rights Act!
