Getting to this point hasn’t been easy, and there have been both big wins and big losses. I have learnt lessons from the process of building wealth that could be useful for every property investor. In this article, I will give you 3 lessons from building my property empire. If you understand and internalise them correctly, these lessons will increase your chances of success exponentially.

There has been a lot of scepticism about my property business from a small number of people online. 1. Samuel Leeds Property Portfolio: Not Everything Goes To Plan!

I bought Ribbesford House, a beautiful historic English mansion, for £810k with the intention of restoring it and bringing the value up to 7 million pounds. But it didn’t work out that way!

It is a Grade II* listed building, which means there are a lot of restrictions on any restoration work. I spent a lot of money on this property, and it wasn’t looking any different! Profits from my other deals were being dumped into this single property. While I have the money to refurbish it, it has been really hard getting the permission to do so!

The lesson here is that no matter how good a deal looks on paper, the reality can be very different. Make sure you are ready for the worst case as well as the best case.

2. Samuel Leeds Property Portfolio: Sometimes You Need To Fight Back!

I did a development deal with a guy called Trevor Cutmore. I put in all the money, and he put in all the work. For that, we agreed that he would get 30% of the profits. In the final month of development, Trevor tried to up his share to 50%! I said no. He then put tenants in the properties, which brought down their value as they were new builds.

Because he had breached his contract with me, I took him to court. I won in court and got to keep all of the profits from this deal. Trevor ended up bankrupt!

I am always willing to help people and pull them up. But I am not willing to be taken advantage of. In business and in life, you need to be able and willing to fight back!

3. Samuel Leeds Property Portfolio: Focus On Legacy, Not Short-Term Gains!

Once you get to a certain level of wealth, it isn’t about the money any more. It is about impacting the largest amount of people and building a legacy. For me, that means making sure my tenants are looked after. That means spending money to offer the best training possible, rather than looking for short term profits. That also means doing charitable projects in Africa and elsewhere.

If you want to build long-term wealth, you need to add value to as many people as possible. This will make, and keep, you rich and leave you a legacy you can be proud of!
