Hi, I’m Ginny. I’m a property educator and strategist with nearly 30 years of experience in education, which shapes my calm, methodical, and highly structured approach to property investing. Based in Cornwall, my property journey began in 2018 when Jer and I discovered Samuel's property education and joined the Academy, bringing with us decades of teaching experience, £30,000 of debt, and no prior property background.
From that standing start, we built practical experience across sourcing, portfolio growth, and active investing. I went on to focus full-time on property, working on a range of projects including complex BRRR to HMO conversions in North East Lincolnshire, alongside building and managing portfolios of single lets, HMOs, and serviced accommodation, generating over £25,000 in monthly rental income.
My specialist strength is education and analysis. I excel at breaking down complex strategies into clear, logical, and teachable steps, with a particularly forensic approach to analysing rent-to-serviced accommodation deals. I focus on true costs, worst-case scenarios, and operational realities such as voids, cleaning, and ongoing management. My approach is intentionally cautious and process-driven. I act as a triage point for investors, helping resolve the majority of issues through structured analysis and directing people to the right specialist when deeper expertise is needed. I’m known for being honest and risk-aware, often encouraging investors to walk away from deals that do not genuinely stack, while providing the clarity and confidence to move forward with the right opportunities.
