How Did Samuel Leeds Make His Money?: Step 1. Learning

I wasn’t very academic at school, so I knew I needed to do something different. One option was to follow my Dad and become a magician. However, that didn’t pay very well at all. From attending a property event I discovered, however, there was another option. Property investment!

At the time, I didn’t have much money, but the money I did have I put into learning. There is a saying ‘property isn’t the best investment, the best investment is yourself’. It is very true. Spending money on books and training programmes taught me how to raise finance and how to use creative strategies that required little money. So the first step is to invest in your own education.

How Did Samuel Leeds Make His Money?: Step 2. Earning

You need to have two types of strategies in property, ‘fast pound’ and ‘slow pound’. Fast pound is active income, meaning money you earn from working a business. This brings in the money to invest in assets that produce passive income (i.e. slow pound). There are a number of options for this including rent-to-rent, rent-to-serviced accommodation (R2SA), rent-to-HMO (R2HMO) and deal sourcing.

I used property deal sourcing as my main fast pound strategy. This is where you find and negotiate property deals for investors and take a fee. This means you can make money in property, without needing your own capital to invest. Once you make some money, you can then use that capital for your own deals.

Now that you have a pot of capital, it’s time to buy your own properties. But you don’t want to use your capital once and then have it tied up in a property for years, you need to think creatively. This is where the buy, refurbish, refinance, rent (BRRR) strategy comes in. BRRR allows you to recycle your cash again and again! This means you can build your property empire with the same pot of capital!

BRRR involves buying a rundown property, doing it up, and then refinancing it at the new value. Done correctly, this will allow you to get the amount you paid for the property, plus the refurbishment costs, back in the form of a mortgage. You can then use that money on your next deal! This is how you build a property empire!
