Security and Costs
Samuel Leeds Finance
All loans will be secured by a first and only charge on the property in question and the loan will rank ahead of any other outside funding. Samuel Leeds Finance will charge an admin fee of 1% on entry and 1% on exit. The interest on the loan will be 1% interest per calendar month for the first 6 months and 1.5% per calendar month for the following 6 months. The usual loan period is 12 months in total with a maximum loan amount of £250,000.

Finance
Islamic Finance is now available upon application for academy members. This is typically using a method known as Murabaha, where Samuel Leeds Finance would purchase the asset and immediately resell it to you, however the payment would be postponed for an agreed period of time and would be made by regular instalments. Samuel Leeds Finance would be protected by having a legal charge over the property until payment was made it full.

Any business whose Director is an Academy member. Loans are only made to limited companies, not to individuals. The deal must be a business deal, not a personal residential deal. We do not make loans for personal residential purposes. They are purely business loans. Our Trusted partners will be able to assist with personal residential requests
Can I apply if I’m not an Academy member?
No, at the moment the loan facilities are only available to an Academy member’s business.
How quickly can I get approved for bridging finance?

For Samuel Leeds Finance up to £100,000 The standard costs are 1% admin fee, plus a 1% exit fee with an additional £2500+VAT for a solicitor to represent Samuel Leeds Finance.. Our standard interest rate charged on the loan is 1% per calendar month for the first 6 months and 1.5% for 6 months thereafter. Loans above this amount can vary and we would need to obtain for you the best market rates
When do I have to pay back the loan?
For Samuel Leeds Finance The standard contract is up to 12 months. As soon as full payment is made, our security over the property will be released. Alternative options are available.
Are there penalties for paying back the loan before 12 months?
No, there are no penalties for early repayment.
What happens if I default on my payments?
If you default on your payments and cannot make up the shortfall from other sources, you would have to sell the property to pay back the loan.
Do I have to provide security?
Yes, the property becomes the security for our loan. In the event of default, you would have to sell the property to pay back the loan.
What if I have a poor credit rating?
If the deal is a good deal and we have strong security in the property, your credit rating may not affect your application at all. Every deal is considered on a case by case basis.
Do I need a solicitor?
Yes, like any bridging company a solicitor is required to represent yourself and an independent solicitor is required to represent the bridging company.
