Deal selling (often referred to as “deal sourcing”) is the process of finding attractive property investment opportunities and selling those opportunities to other investors for a fee. Essentially, as a deal sourcer you act as a middleman between property sellers and buyers, identifying undervalued or high-potential properties and packaging them as investment deals.

Here’s how it typically works:

  1. Finding the Deal: The deal sourcer identifies properties that are below market value, have high rental yields, or offer strong potential for capital growth. This could involve direct negotiations with sellers, working with estate agents, or spotting off-market opportunities.

  2. Analyzing the Deal: They conduct due diligence to ensure the property is a viable investment. This includes assessing the property's condition, location, market trends, potential returns, and any associated risks.

  3. Packaging the Deal: Once a deal is deemed worthwhile, the sourcer creates a detailed proposal for investors. This might include financial projections, renovation costs (if applicable), and expected returns.

  4. Selling the Deal: The sourcer then markets the deal to their network of investors or clients who are looking for ready-made investment opportunities. In return, they charge a sourcing fee, which can range from a few hundred to several thousand pounds, depending on the deal's value.

For investors, deal selling is attractive because it saves them time and effort in finding and analyzing properties. For deal sourcers, it’s a way to generate income without needing to purchase properties themselves. However, in many regions, deal sourcers must comply with legal regulations, such as being registered with property ombudsman schemes or holding appropriate licenses.
